PUBLIC HEARING
· File #ZBA2005-07 – Application for a variance to construct a two (2) dormers on front and one (1) shed dormer on rear of existing house at 61 Cowles Rd ( Map 16, Lot 26) Owner: Lawrence Becker; Applicant: John Patton.
Hearing opened at 7:30 p.m.
Members present: R. Maloney, N. Wilson, J. Prusak, A. Poole, M. Masinda seated for P. Wright,. Also present: John Patton.
R. Maloney asked Mr. Patton to explain to the Commission what the hardship involved in constructing the dormers was and what type of variance he was asking for.
Mr. Patton explained that the hardship was the non-conformity of the existing house. The roof needed replacement and at the same time he was going to add the two dormers in front and a shed dormer in the rear so that two bedrooms and a bath could be added to the upstairs. He had made arrangements with the health district to have soil testing done and a memo from Jeff Polhemus of the EHHD was in the file.
R. Maloney read memo from the sanitarian.
Glenn & Joan Johnson of 23 Cowles Rd. were present as abutters, their concern was what exactly Mr. Patton was going to do with the property, expressly whether Mr. Patton was going to subdivide the property. Mr. Patton assured them that was not the plan at this time.
R. Maloney made motion to close hearing, N. Wilson seconded. Vote: All in favor.
Hearing closed at 7:39 p.m.
REGULAR MEETING: Members present: Same as above.
CALL TO ORDER: 7:40 p.m.
MINUTES: A motion was made by M. Masinda to approve the July 14, 2005 minutes, N. Wilson
seconded the motion. Vote: All in favor.
NEW BUSINESS:
· File #ZBA2005-08 – Application for a 35’ variance to construct a detached garage on property at 176 Moose Meadow Rd (Map 31, Lot 7) Owner/Applicant: Peter Kristoff (Received 11/10/05, Site Walk was scheduled for 11/19/05 at 3 p.m.; Public Hearing scheduled for 12/8/05; Decision by 2/9/06)

N. Wilson made a motion to approve a 30’ front line variance. A. Poole seconded.
After some discussion Mr. Wilson amended the motion to read: To grant a 30’ front line variance to construct two (2) half dormers on front of house and one (1) shed dormer on rear of house. Mr. Prusak seconded the motion.
Vote: All in favor.
DISCUSSION:
ADJOURNMENT: M. Masinda made a motion to adjourn, N. Wilson seconded. Vote: All in favor.
